What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they tour the house, they mark the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total square footage of the house and the overall layout.
